1.If a contract includes a financing contingency, then, in addition to the provisions of Article 2(e), Lines 66-68, Buyer must provide Seller with a loan status update (LSU) on the first day of each business week during the financing contingency period.
2.Buyer must schedule the appraisal within three (3) calendar days following mutual contract acceptance. Further, Buyer shall provide Seller with a copy of the appraisal within the due diligence period.
3.Notwithstanding the provisions of Article 4(b), Seller shall provide a letter from its insurance agent evidencing that no claims have been made with respect to the property within five (5) days of mutual contract acceptance. Buyer shall accept this letter in lieu of a CLUE or other loss report.
4.Notwithstanding the provisions of Article 6(j), Line 246(c), if Buyer elects to cancel the contract pursuant to Article 6, then Seller shall have three (3) business days to elect to correct the disapproved items. Sellers agreement to correct the disapproved items shall negate Buyers ability to terminate the contract pursuant to the provisions of Article 6.
5.Notwithstanding the provisions of Article 7/Remedies, Buyer and Seller agree that neither party shall be required to give the other party notice in order to evidence a breach with respect to the close of escrow.
Additional changes to form purchase contract:
1.Article 1(c), Line 9:Minimum earnest money deposit of $15,000.
2.Article 2(m), Line 87:Change the 5-day period to 2-days.
