This 3 bed home complete with the right location, right styling, & right features will make this the right home for your family. Open concept is so light & bright while providing a full breeze when doors/windows are opened. Backyard is focused on the pool & BBQ area saving you yard work! Up front the garden is fully irrigated on timers & designed to be used year-round. Complete rehab done in 2014 but since then the owners have maintained this home well including: pool surface & decking were redone (late '17) / w/brand new sand filter & variable speed pump, vacuum, & water leveler (late '19). Patio roof redone (late '17). Amazing A/C - service guys are always impressed: (see supplement it is a dual pump & more than needed for the house, so it keeps it nice & cool / energy efficient. A/C dual pump is unusual for a home and it means that if something went wrong with the main, it could be capped and use the backup until parts arrive, and the owners would not have to worry about lack of cooling in the interim.
Up front the garden is fully irrigated on timers & designed to be used year round by adding the PVC poles to create an arch for plastic sheeting in cold weather, shade cloth in summer, & netting to keep birds out of the berries. It is filled /all organic soil & we have never used toxic pest control anywhere. We were able to feed not only our family of 5 /filing the freezer, but also to share /friends & neighbors. People would walk by & drive by slowly to admire & often stop to chat about the garden. We have neighbors that grow other things, so sometimes we swap kale for citrus or whatever. No HOA, so just keep the paths clear & do your weeding & you're good to go. If you don't want the garden, just take out the beds & the irrigation system is still there set up to the timer to be a sprinkler system. We have a map of the layout so you can see where everything is set up.
Neighborhood
" South Tempe's Restaurant & Craft Brewing scene is growing like never before.
" Easy walk to Trader Joes, Starbuck, Fry's, Panera, & several restaurants
" 6 Blocks from Arizona State University.
" Close to always expanding Tempe Town Lake, home of the famous Tempe's New Years Party, Oktoberfest, Aloha Festival, & so many more events.
" This home sits only about 100 yards from the Western Canal Pathway, which feeds into all the AZ pedestrian paths (see map in photos). This is great for families /kids because you can walk/bike together without worrying about traffic & our location is so close to many family friendly destinations.
" Path is is also a short bike ride to popular South Mountain for hiking trails. (see map in photos)
" 1/2 block from the YMCA
" 1/2 block to Ken McDonald Golf Course
" A very short ride to the Popular & enormous Kiwanis Park & Lake
" Br& New Tennis facility
" Home of the new playground /sections dedicated by children's ages
" Softball, soccer, tons of open space
" Short bike ride to the new state of the art Pickleball facility
" The house is in a pretty quiet neighborhood. We can hear the church bells on Sunday & sometimes can hear the high school b& faintly on football home game nights, & otherwise peaceful. The elementary school made changes to pickup/drop-off routing so there is also little traffic. There's a small park /toys, swing, basketball that is really great for a super quick walk especially if you have a pet or really little kids. No need to get into a car to go play for a few minutes (Redden Park next to Ninos Elementary).
