Short Sale. Listing price may not be sufficient to cover all encumberances, closing costs, or other seller charges and the sale of the property at full listing price may be conditioned upon approval of third parties. Such approval may be conditioned upo n gross commissions being reduced. Any reductions in commission shall be shared equally between listing and selling office.
