We bought this house in the summer of 2009 looking for a few specific things: a great kitchen,
energy efficiency, convenient but quiet location, and low maintenance living. With a baby on the
way, these were important to us, and our house on Sunland delivered them all.
THE HOUSE
The house was built by Blandford Homes, which is known for a higher level of quality and
attention to detail than run-of-the-mill cookie cutter builders. You see it in this house with things
like quality of the doors and hardware in particular...all that stuff was included in the standard
build.
But we did splurge for the upgrades we cared about, most notably the tile throughout the living
areas of the house, the kitchen counters and cabinets, and a pile of stuff to make the house
more energy efficient. We had the garage fully insulated and added an insulated garage door,
bought additional sprayed-in insulation in the attic, and had the window screens and front
screen/security door installed later on. We also added a high quality soft water system and
reverse osmosis under the kitchen sink.
Most importantly, we also purchased the 5.5 kW photovoltaic solar electric system (installed
by Streamline Solar) sitting beautifully on the home’s south-facing roof. In the three years we
lived in the house, we only purchased electricity typically in July and August (we can share any
and all data if you like). The rest of the year, the system generated more electricity than we
used. In this case, SRP keeps track of your surplus, and once a year buys it out and credits
your account.
As a result, our monthly electric bill was usually $16, consisting only of fees and taxes. We
never spent more than $60 in any one month, and that was only once or twice. The solar
system is the only thing you can install on your house that actually earns you money. And if you
drive an electric car or plug-in hybrid and replace your gas purchases from free energy from the
sun...now the savings can really add up.
The house has yet more little goodies we added at move-in or later on. In the great room you’ll
find Polk in-ceiling speakers for your home theater. The yard includes a complete front-andback
automated watering system and we added a planter where we grew vegetables: peppers,
tomatoes, kale, lettuce, strawberries, rosemary, cilantro...you plant it, it’ll grow.
We added overhead storage in the garage (I can’t tell you how much I miss that...great place for
luggage and Christmas stuff) and storage cabinets to hold your tools and garage stuff.
We also installed fans in every room to help keep it cool, and they helped keep it quiet, too.
THE AREA
This is a nicely quiet neighborhood, and with a new baby in the house, we spent a lot of time
going for long walks. This neighborhood is perfect for it, with several quiet areas and significant
off-street trails and sidewalks. If you have kids, there are three playgrounds within a short walk,
and two schools--the high school and the elementary--all inside the block.
We paid extra for the end lot, and it’s nice only having neighbors on two sides. The house is far
enough away from Arizona Ave that noise is not a factor, and Calypso, the road across the
basin to the south and west from the house, is a neighborhood street that’s only a bit busy when
school at Hamilton is starting or letting out.
From the house you can also walk to the Hamilton branch of the Chandler library, and you’ve
got loads of convenient shopping at every corner of the block (the new Target, Lowe’s, Home
Depot, Ross, Dollar Store, Albertson’s, Sprouts, Office Max...just to name a few). There’s more
as you approach the 202 on Arizona Ave., and Alma School offers dozens of good shopping
and restaurant options between the 202 all the way down to Riggs to the south.
Some of our favorite nearby dining establishments included: Inta Juice at 202/Arizona Ave for
smoothies; Kokomo (frozen yogurt), Mikado (sushi), and Chipotle (iconic burritos) all at Alma
School/Queen Creek; Barro’s pizza at Alma School/Germann; and The Good Egg (breakfast)
and Blu Burger Grille at Alma School/Chandler Heights. I could go on...it’s making me hungry!
Beyond the local convenience and easy freeway access (the 202, 101/Price, and I-10 each a
couple miles away), the house is a short straight shot south from the reinvigorated downtown
Chandler, where there’s great food, drinks, and shopping, and the city puts on a huge variety of
activities and events throughout the year--family friendly stuff like the Ostrich Festival to parentfriendly
beer festivals and concerts.
Not yet having school-aged kids, I can’t comment on the local schools, but I followed enough
local news to know that Hamilton High is a sports and academic powerhouse. If anyone in your
family is a football fan, you can walk over and watch one of Arizona’s best teams play on fall
Friday nights. If you’re not a fan, the school is far enough away not be a nuisance. Hamilton
also has a huge pool on the far side of campus that has frequent public hours.
ENJOY THE HOUSE!
We moved away--not to leave this house, but to move to Oregon. The house is a turn-key, clean
and quiet place and it’ll make a great home its new owner. And the solar system on the roof will
earn you money every single day of the year. Please ask any and all questions, and enjoy it.
