Incredible one of a kind local and property; a farm right in the middle of a major city. Charm and ambiance flow everywhere w/the sound of birds chirping and chickens clucking. A rural setting with fruit trees lining the perimeter. Transform yourself to another world in this wonderful happy home on over 3/4 of an irrigated acre! It's country living in the heart of N Central. Wood floors, red brick interior detail, 5bdrms + huge loft/family room/home school room upstairs overlooking the Palo Verde golf course w/wood rafters and walk out balcony, wet bar and refrigerator! Enormous cooled storage or additional office upstairs adds footage of 324sf. SELLER WILLING TO SELL CONTIGUOUS LOT TO NORTH.for additional $140,000 dimensions are 80 x 217 so 17,415sf. KITCHEN has many hidden features. The home is located across the street from the Palo Verde Golf Course, on 15th Avenue. Because of this location, we have uninterrupted views of Piestewa Peak and Camelback Mountain. Also, it is a convenient location for commuting to work in Phoenix -- my husband relies on his bicycle, commuting partway along the canal. The home is approximately 3500 square feet and is ideally suited for homeschooling. There are five "official" bedrooms (i.e., with closets), and one is set up as an office, with built-in oak drawers, three pull-out writing boards, loads of shelves, cupboards, filing cabinets, and a Murphy bed. It is located off the kitchen and I use it as my homeschool "office" (13x10 feet). Upstairs, there is a large "bonus room," 23x23 feet, with two sets of French doors opening to a 6x24 foot balcony. It commands wonderful views of the mountains and we have set up desks for all our students (5) along the sides of the room, so there is plenty of room in the middle for visiting, puzzle-making, etc. There is also a small kitchenette to the side. Off the bonus room is my husband's office -- also very large (23x15 feet) with rows of built-in shelves. It sits over the garage and so gets little noise from the home itself and offers wonderful privacy. It could be used as a sixth bedroom. Other than my office, the kitchen (10x16 feet), the entryway (11x11 feet), and the three bathrooms, which are tiled, the floors, including that for the upstairs half bath, are all beautiful hard wood, many solid oak. The kitchen and bathrooms were redone in the 80s and are still in wonderful condition. They feature marble counters, oak cabinets -- even oak toilet lids and seats. The artisan who did the workworking was a true craftsman and gave the whole home the feel of a mountain lodge. The bonus room has high ceilings with exposed wooden rafters. Even the silverware drawer has oak divisions in two levels, and the top level slides back and forth to allow access to the bottom level. This is just one example of his attention to practical details. The four remaining bedrooms have ample space (11.5x14 feet, 15x11 feet, 11.5x10 feet, and 15x15 feet). The largest bedroom is shared by our five girls. It is definitely large enough for them all, with a walk-in closet and attached bathroom that offers so many cupboards and drawers that three of the girls do not even have dressers. It could be used as a suite for an aging relative. The attached bathroom has both a jet tub and shower. The dining room (18.5x12 feet) easily accommodates our 10 foot long dining table and buffet table. The entryway opens up to it, and the entryway itself (11x11 feet) is large enough to accommodate a second table when there are that many people to serve. And all the guests do feel as though they are part of a large gathering, rather than split up into different rooms. The living room (19x13 feet) has beautiful oak built-ins that conveniently hide TV screens or sound systems (or loads of games, toys, books, and a CD collection!) The home sits on an irrigated, .88 acre and has a pool 40 by 22 feet. It is four feet at the shallow end and 10 feet at the deep end. It can be used for lap swimming and we often have family relays in it. Surrounding the home, beginning in the front yard and working around the back, are a pecan tree, a lemon tree, a tangelo tree (each tangelo yields half a cup or more of juice!), three juice orange trees, two pomegranate trees, grapevines, a Valencia orange tree, two mandarin orange trees (they offer fruit on alternating years), a yellow grapefruit tree, an enormous fig tree, a pink grapefruit tree, an apple tree, and three small peach trees. The back yard is well fenced in with livestock fencing, keeping small children away from the cactus area at the end of the driveway, which features a cactus that bears delicious fruit (for months we get several fruits a day from it - a little like kiwi in texture and taste). The grapefruits are so sweet that no one I know has tasted better yet. The trees are set back so that our family can play soccer, throw footballs, even practice archery in the private, grassy area they surround. There is a basketball hoop in the large driveway that, considering the circular turnaround off it, could easily accommodate five parked cars. The neighborhood permits horses, roosters, donkeys, goats, sheep, etc. In the back yard we have a large chicken coop (13x13x at least 13 feet high; we have coyote and pigeon-proofed the structure) that has a chicken yard with a goat shed inside it. We keep 19 chickens and get most of our eggs from them. The past owners did keep a goat in the yard, too. There is also a small (air-conditioned!) greenhouse behind the coop. A smaller coop is in a grassy, fenced-in area lining the driveway; we have used it for geese. The three-car garage is attached to the home. It has outlets for air power, a large work table, tons of shelves, and can be cooled with a swamp cooler. The laundry room (6.5x17.5) is spacious with storage shelves, cabinets, and a small retractable laundry line. In the back yard is a gas outlet for outdoor grilling. The back yard also has many electric outlets (including in the chicken coop), lights (controlled from the kitchen), and outlets to attach hoses. The entire property is irrigated by SRP at a little over $100 per year. We also will be listing the neighboring lot, .44 acre. It has a shelter for animals and is surrounded by livestock fencing. Also, livestock fencing partitions the lot into two parts. At the moment, we let our neighbor's goats, sheep, donkeys, and horse graze in it. It is irrigated at about $80 per year. The neighbors love the uniqueness of the neighborhood and work together to help irrigate and in small ways preserve the rural character -- like feeding each other's chickens when people go on vacation, etc. Our kids love to feed the donkeys, sheep, and goats leftover citrus rinds, cactus fruit peels, banana peels, etc.
