This house is bargain priced. Home is on a lot close to twice the size of most in the neighborhood. The home is single story, sound wall is effective, plus there is common land outside of wall. Home has so many plusses, but we have still discounted significantly from market to compensate for perceived noise issue. You will not find any other single story home for this price / sq foot in the extended neighborhood. We did a sound study and found more noise further from the wall. No perceivable noise inside the house when active.

Upgraded bathrooms, travertine tile in the master, upgraded kitchen, new Trane AC units. 7 security screen doors (a value over $7,000). new carpet, doors with in-glass blinds. Compare to 9719 E Presidio Rd MLS 5388092, which is the same floor plan, but doesn't have the edition. It is two years older, has none of the upgrades we have, is on a lot that is 30% smaller, doesn't have mountain views and is priced at $600,000. It is not like our house is on Frank Lloyd Write. It is at the end of a cul-de-sac, ideal location for families with young children. Also we measured the sound of a minivan driving passed corner house on 93rd street at 35 mph was twice as loud as the peak sound level we measured over a 5 minute period from our driveway. I am not saying there isn't a hum of the road that you can hear outside, I am just saying it isn't really that bad. Turn on the pool fountain and it is gone. Having a party, the conversation will easily overwhelm the background hum. We cannot keep discounting the property and adding upgrades. What we need is a buyer who recognizes a tremendous value when they see it. .
